We are not opposed to redevelopment of the site. We want more affordable and accessible housing in this community. But it has to be proportionate to its setting and sustainable in the long term.


We want a lower density development that would protect the significance of the Listed Buildings, Conservation Areas and respect the prevailing building heights, density and massing of the surrounding residential properties.


The planning application reference number is: Ref No:19/02696/FUL Please quote this reference number on any correspondence to Lambeth Council when referring to this application.


  • Unacceptable height, massing and proximity to existing residences with sunlight, privacy and wind tunnel impacts

  •  Unacceptable impact on setting of listed buildings (Water Tower and Masters House Cinema Museum), Brook Drive Conservation Area and wider Kennington townscape

  • Site is outside of the dense Elephant and Castle hub area of tall buildings

  • Not in line with Lambeth council’s Local Plan and emerging new London Plan policies for tall buildings 

  • Unacceptable long-term impact on any new and existing community from overcrowding and densely populating a low rise urban area in Kennington.

  • Unacceptable transport impacts from deliveries and impacts on stretched local services e.g. GP surgeries, schools.

  

  • Poor, developer-led consultation, not in plain English with leading questions on feedback form and with limited local publicity / involvement
